The capital city has almost reached the figure of 300 thousand square m of leased and sold storage facilities for the last quarter of the year. According to the statistics provided by Colliers International, the beginning of 2015 in Moscow and the region turned out to be fruitful for the transaction with storage facilities. From January to March, 294.2 m2 of warehouses and places for seasonal storage were sold and leased. The number of transactions was a record for the last 5 years.
Cushman & Wakefield and CBRE data are somewhat different – these companies have recorded 260 and 254.8 square meters, respectively, which is quite a lot, as well.
However, there are no reasons for big joy as you can observe good indicators of active demand in the warehouse segment on the real estate market due to the biggest deal between the Radius Group and Leroy Merlin, which bought nearly 100 thousand squares meters in the logistics complex South Gate at once.
By the way, analysts of JLL recorded only 150 thousand m2 of sold or leased storage facilities from the beginning of 2015, identifying a deal with Leroy Merlin to the past time, the 4th quarter of 2014.
However, experts of all companies agree that even without a deal with Leroy Merlin, the results of a January-March period seem good, given the current market volatility. Analysts explain such a high activity by the pent-up demand, which was formed in late 2014.
